They will identify the issues, have a discussion with you about what they saw, and come up with the best solution for your home and your budget.

FULL ENCAPSULATION
- Removal of old insulation, vapor barrier, and reasonable debris.
- If mold/fungal growth is present, the joists will be scrubbed and wiped clean with a mold reagent. We do not spray. Everything is done by hand. Main beam, joists, subfloors … basically anything made of wood is being treated.
- Install R-10 foam board on the walls instead of R-19 in the floor joist.
- Wrap the piers, and seal vents from the inside.
- Depending on the terrain under your home, we will recommend anything from a 10 mil liner up to a 16 mil woven liner for the ground and attached to the foam board on the walls.
- Install a dehumidifier and condensate pump that is rated for your square footage.
- For this option, unless you have a near perfect crawlspace door, we will offer a custom insulated PVC door that will be built on site.
CONDITIONED CRAWLSPACE

- Depending on the terrain under your home, we will recommend anything from a 10 mil liner up to a 16 mil woven liner for the ground and it may or may not be attached to the walls, it all depends on many factors such as the height of the crawlspace, high at one end and low at the other. The inspector will tell you what is best during the inspection.
- Install a dehumidifier and condensate pump that is rated for your square footage.
- For this option, unless you have a near perfect crawlspace door, we will offer a custom insulated PVC door that will be built on site.
STANDARD CRAWLSPACE
This is a popular choice for someone getting their home ready to put on the market to sell or you simply want to tidy up the crawlspace. In some instances if it took 25-30 years for it to get where it needs some attention, but you do not have wood rot or water intrusion then sticking with what has worked sometimes is fine. You may have great air flow under the home and the air is not getting trapped. One of our inspectors will be able to tell during the inspection.
